24REAL signed deals for 2500 sqm office spaces so far in 2021

24REAL, a consulting agency specialized in trading residential office spaces in Bucharest with areas of no more than 1,000 sqm, ended the first quarter of the year with a 30% increase in the number of rented office space, exceeding initial estimates, on a marked market of many uncertainties.

24REAL’s customers in the office segment since the beginning of this year include Comtrade Distribution (distributor of Tesla and GoPro electronics and home appliances), medical clinics and analysis laboratories, as well as kindergartens or companies operating in the agricultural sector.

“On the office market we are witnessing a gradual return, with a revitalization of the rental sector in the first three months of the year. Relocations are taking place and we are negotiating extensions of workspaces. We look forward to this beginning of the year, especially since the discussions with the clients with whom we were close to concluding transactions during the last year have returned. Those who move during this period do not necessarily look for smaller workspaces, but to identify better locations – either a more central positioning or more modern, newer buildings. The crisis period made the owners more flexible in terms of price and contract period “, said Constantin Căpraru, managing partner of 24REAL.

Areas such as IT distribution, medical services or agriculture were among the most dynamic sectors in 24REAL’s client portfolio, the consulting company managing to trade over 2,500 sq m of office space in the first three months.

Over 60% of the transactions concluded by 24REAL in the first quarter of this year were represented by private medical clinics, specializing in analysis and testing laboratories, including COVID-19 or recovery clinics.

Comtrade Distribution, a company specialized in IT distribution services for electronic and household appliances Tesla or GoPro, has decided to relocate its activity in the Arc de Triomphe area of the Capital, in a space about three times larger than previously occupied. At the same time, a kindergarten with a Montessori profile occupied an area of over 370 sqm in a building in the Băneasa area of the Capital, while a company specialized in the production of natural fertilizers for the agriculture sector occupied 350 sqm in an office space in Parliament Palace area.
