70% of the COS coworking business, generated by Stables Cluj, up 14% compared to the previous year

COS, one of the most important providers of integrated fit-out services* and pioneer of this segment in Romania, reports revenues of over half a million (0.6 million) euros only from the rental of coworking spaces, against the background of the increase accelerated of the segment. 70% of the total revenues in the coworking segment were generated by Stables, the space owned by COS in Cluj-Napoca.
Stables is a space of almost 1,000 sqm, inaugurated by COS in 2020, which occupies 2 floors of a building built 200 years ago, converted from a production facility into a modern office space, following an investment of 750,000 euros.
The capacity of the space is 86 seats for private offices, 16 individual offices and 20 hot-desk seats, an area for socializing, 5 meeting rooms and a conference center. Stables also serves as the headquarters and showroom for the COS fit-out activity in the north-west area of the country, where it is the main player on the design and construction services market. COS reports a 95% occupancy rate for Stables at the end of 2023, up 15 percentage points from the same period in 2022. On average, around 95% of customers believe that design has a positive impact on their productivity and creativity, appreciate the comfort and ergonomics of the space and think that Stables is a reliable partner.
Contrary to general market estimates, according to which the demand for coworking spaces in Cluj comes mainly from the freelancer segment – and not from companies, 75% of Stables’ revenues come from companies with a solid presence on the market or from large corporations.

According to COS internal data, the growing demand for coworking office spaces is correlated with the constant development of the technology segment and start-ups, companies at the beginning of the road preferring to turn to shared offices and coworking spaces, which allow the further development of the business. In 2023, 70% of Stables’ client portfolio came from the start-up and technology segments.
Stables’ extensive portfolio includes clients from sectors such as information technology (IT), transport, legal services, smart infrastructure, creative services, marketing, e-commerce, architecture, banking and real estate. According to COS internal data, the total area of coworking office spaces in Cluj has doubled in the last 2 years and follows global growth trends.
Although, currently, the market is not evolving at the same pace as in past years, it continues to grow faster than other components of the office market, COS specialists appreciate. Launched in 2020, Stables offers a premium coworking environment, adapted for entrepreneurs and multinational companies, an event space for the community and a showroom for COS’s own interior design and construction projects. Currently, the number of client employees who use the space is more than 150 people in a hybrid regime, with an average of approximately 75 people who come to the office every day. Stables has a total capacity of 122 places, in a space of 1,000 square meters.
