Cluj Business Campus (CBC), an urban real estate and workplace experience project developed in Cluj-Napoca, increases the presence of employees in the office among tenant companies by approximately 20%, through a model that brings an important part of the services needed on a typical day closer to the workspace: restaurants and café, sports and recovery services, medical clinic, kindergarten and international school, as well as digital tools for bookings, access, referrals and communication with the administration team. All in line with CBC’s strategy, built around the Future of Work, Work-Life Balance, Smart Hospitality and One Minute City directions.

For companies, the stake is to reduce wasted time and create conditions in which office presence is more easily integrated into employees’ daily lives.
The evolution is supported by the experience of the companies present on campus. An international logistics and multimodal transport company reported an increase of about 20% in the presence of colleagues at the office after relocating to Cluj Business Campus. The company links this evolution to the internal policy that encourages working from the office and the services available on campus, which make the workday easier for employees to organize.
At the same time, Cloudflight Romania, a technology company active in software development, cloud solutions and artificial intelligence, present for over 10 years on campus, indicates accessibility, daily working conditions, services available close to the office and collaboration with the management team as elements that contribute to team satisfaction and the ability to retain people in the long term.
This trend has global relevance. The Gensler Research Institute, the research arm of global workspace architecture, design, and strategy firm Gensler, shows in the Global Workplace Survey 2025 that employees who work in spaces perceived to be very good are nearly three
times more likely to stay with the company. The study analyzed the responses of more than 16,800 office workers from 15 countries and 10 industries.
For its part, JLL, a global commercial real estate consulting and services company, shows in the Workforce Preference Barometer 2025 that work-life balance has become a priority over salary for 65% of office employees analyzed in relation to their current employer. The study included more than 8,700 respondents from 31 countries, from companies with more than 1,000 employees.
What matters to employees
For CBC, this change moves the discussion of the office beyond rent, location and square footage. The workspace becomes part of the experience offered to employees, and the quality of this experience influences both people’s willingness to come to the office and their relationship with the employer.
Cluj Business Campus analyzed the work experience of the community of over 2,000 employees of the 34 companies currently operating in the three buildings of the campus.
The analysis tracked the elements that influence employee satisfaction and their willingness to recommend the CBC experience. The results show that the campus experience is especially appreciated through the elements that directly influence the work routine: the professionalism of the reception and security teams, the cleanliness, the atmosphere at the reception, the meal services available on campus and the offers dedicated to the CBC community.
However, the analysis shows that the elements with the greatest influence on overall satisfaction are the resolution of reported problems, the quality of common spaces and the experience of access to the campus. For CBC, they are the basis on which services, offerings and community initiatives can be built later.
“The discussion about bringing people back to the office often reaches out to events and activations. They can complement the experience, but they cannot compensate for difficult access, poorly maintained spaces or delays in solving problems. The basis is facility management: the way the building works every day. By concentrating these services in the same space, employees can save up to an hour and a half on a typical day by reducing travel for meals, sports, medical appointments, administrative activities or child-related needs.
