Global Technical Systems relocates to Hermes Business Campus in a transaction brokered by Colliers
Global Technical Systems (GTS), one of Romania’s leading integrators of technologies and engineering solutions for buildings, has relocated to an office space of approximately 800 square meters within Hermes Business Campus, in a transaction brokered by Colliers. The move reflects an increasingly visible trend in the office market, where companies view relocation as a strategic decision influenced by operational efficiency, accessibility, and proximity to clients and business partners.
The transaction was preceded by an extensive “stay versus go” analysis, during which Global Technical Systems evaluated several options for the company’s future headquarters. Following this process, the northern area of Bucharest emerged as the natural choice due to its developed infrastructure, easy accessibility, and proximity to clients and corporate partners.
Hermes Business Campus (HBC), owned by Adventum International Ltd, is one of the most important office developments in northern Bucharest, offering approximately 75,000 square meters of leasable office space. The project provides quick access to public transportation, integrated retail and leisure facilities, as well as high standards of sustainability and comfort, confirmed by its BREEAM In-Use Excellent certification.
” Companies increasingly view office space as a strategic tool that influences operational efficiency, employee experience, and long-term business development. In the case of Global Technical Systems, the relocation process was built around a clear analysis of the company’s needs and how the organization aims to optimize and streamline its operations in the coming years. The choice of Hermes Business Campus reflects the growing interest in modern, well-connected buildings located in areas with easy access to clients and business partners”, explains Daniela Popescu, Director | Tenant Services & Workplace Advisory at Colliers..
The new office space was designed to support Global Technical Systems’ operational objectives and strengthen the company’s position in one of Bucharest’s most dynamic business districts. Accessibility, visibility, and modern infrastructure were among the key criteria behind the selection of HBC.
”The choice of Hermes Business Campus came naturally after an extensive evaluation process of the available options. Beyond the quality of the office project itself, the location offers easy access for employees and partners and strengthens our presence in one of Bucharest’s most important business areas”, adds Răzvan Enache, CEO at Global Technical Systems.
Founded in 2007, Global Technical Systems is one of Romania’s leading integrators of technologies and engineering solutions for buildings, specializing in MEP installations, BMS systems, renewable energy, maintenance, and technical services for commercial, industrial, residential, and office projects.
According to the latest survey conducted by Colliers among 101 companies, high rent and maintenance costs represent the main challenge in office space management for 44.55% of respondents, followed by inefficient space utilization (24.75%) and the limited flexibility of buildings for hybrid work (18.81%). In this context, more companies view relocation as a strategic decision focused on operational efficiency, flexibility, and improving the employee experience.
Collier’s consultants note that, after a period marked by caution in leasing decisions throughout 2025, the office market is beginning to stabilize amid the gradual return of demand for modern, well-located buildings adapted to new working models.
