NTT Data takes up 4,000 square meters in Unirii View office project

NTT Data Romania, the software services and solutions provider, leased 4,000 square meters in Unirii View office project, the 18th floors tower that is being under development in downtown Bucharest, only five minutes away from Unirii Square.

The transaction was mediated by the real estate consultant Griffes, a press release informs.
Unirii View, a project developed by the Belgian investor Yves Weerts after an investment of approximately 33 million Euros, will have a total gross leasable area of 18,000 square meters, the completion of the project being estimated for summer 2018. The building is located on Corneliu Coposu Boulevard and will have 18 floors, including ground floor, 17 office floors plus a mechanical penthouse and three underground parking levels. With a height that will reach 73 meters, Unirii View will also be the most visible building in downtown Bucharest.

"We are already reaching a level of almost 25% of the surface preleased, with over one year before delivery. This is showing a solid interest in Unirii View but also companies' target to perform their activities in a modern building, where tenants can grow both their business and their teams, while the ultra-central location of the project will ensure the perfect work – life balance for those who will work here", stated Yves Weerts, the project investor.

The project is the first in Romania to apply for BREEAM certification under the 2016 standards, considered to be much stricter than previous versions, targeting Excellent rating. The consultant in charge with the certification process is BuildGreen, Romania's leading advisor in the field of development, design and certification of green buildings.

"The choice made by NTT Data confirms once again a trend that we anticipate for 2018 – 2020: strong employers from financial and IT&C / professional services have to be in the city centre. Class A office buildings, with very good specifications and multiple facilities are the sustainable projects on the long run. These buildings will bear the same tenant's logos on the front façade even in 10 years from now on", stated Andreea Paun, managing partner Griffes, the real estate consultant that mediated the leasing transaction and advised both parties.

The software services and solutions provider NTT Data Romania will move its Bucharest headquarter in Unirii View from 2018, thus being the first of the most prominent IT&C companies that chooses to rent office spaces in the city center. The surface took up by NTT is four times larger compared with the one occupied by the company at this moment, showing solid plans for growth.

"We target an increased presence on the local market in the following years and, consequently, we consider it very important to lease a representative location, in line with our expectations regarding the evolution of our activities in Romania. We are glad that we have reached a solution in this respect with the owners of Unirii View. For the current financial year, we plan to achieve a turnover of 55 million Euros and to increase the team of NTT Data Romania to 1,600 members, from 1,450 people today", stated Daniel Metz, CEO of NTT Data Romania, company that is part of the Japanese giant NTT Data, that registers annually revenues of over 13 billion Euros and has more than 76,000 employees worldwide.

The first phase of the developing process of Unirii View will be completed this week with the finishing of the underground works, the project ‘stepping' out of the ground. The general contractor appointed for the works is Bog'Art, one of the most reputable and timely constructors in Bucharest.

With a free span on each floor of up to 12 m (and no intermediate structural columns), Unirii View thus achieves the largest column-free office space in Bucharest, obtained through groundbreaking post-tensioning techniques. Unirii View will offer above-standard layout and technical specifications from the base-build, such as wiring, a 2.9 m clear height, generator capacities for tenants and openable windows, completed by a 1:8 ratio ventilation system.

The investor behind Unirii View is Yves Weerts, a Belgian national and real estate professional, with several other real estate investments undertook in Romania, among the development and successful sale of Deva Logistics Park to CTP investment fund.

The team behind Unirii View is completed by Westfourth Architecture in cooperation with DMA Architecture & Interior Design are bringing the architecture vision and design. Speedweel Real Estate Development, through Didier Balcaen, is handling the development process and the project management of the building, while Griffes, represented by Andreea Paun, is in charge with leasing strategy and commercial management.
