The Iulius company completed and leased-up its first class A office building in the Openville Timisoara project

The Iulius Company, the only developer and operator of mixed use projects in Romania, completed the first class A office building of the seven that shall be included in the Openville Timişoara mixed use project located in the proximity of Iulius Mall, the company announced.

The building, namely United Business Center 2 (UBC 2), comprises 12 floors, spans on a gross leasable area of 18,000 sqm and is fully leased by companies such as: Ness Software Engineering Services, Autoliv România, PwC România, and Bitdefender.

"The experience of Iulius Company in the development of class A office spaces translated into this building being built up and leased up in record time. UBC 2 was designed to meet the requirements of our partners and we are honored that major companies in fields such as IT and automotive have chosen this building for the purpose of consolidating their operations. Due to its central location, the benefits designed for the employees in the mixed-use project, as well as the state of the art technical fixtures and sustainable solutions implemented, UBC 2 is the most up-to-date and efficient office building in Timişoara," said Iulian Dascălu, the CEO of IULIUS.

The office portfolio of IULIUS Company now adds up to nine operating class A office buildings, with a gross leasable area adding up to 106,000 sqm, developed under the United Business Center brand.
The second office building will comprise 12 floors and a gross leasable area of 13,000 sqm, currently pending construction in Timişoara. For this building, the IULIUS Company signed a partnership with Atos, the international IT services provider, for the lease of a 6,000 sqm area.

The employees benefit from discounts of up to 25 per cent in circa 80 stores located in Iulius Mall

Due to the mix of office and retail premises, the people working in UBC 2 benefit from an extensive range of services and facilities, both in the building and within Iulius Mall. Thus, UBC 2 accommodates the Regina Maria Polyclinic and the dm drogerie market store, and it will also soon add two banking operators. The building is fitted with direct access routes to Iulius Mall, the employees thus having access to over 35 locations in the food court, restaurants, cafés, stores, multiplex cinema, fitness center, swimming pool, as well as a variety of services, leisure options and parking spaces.

By means of the Partner Card program, employees benefit exclusively from promotional offers in approximately 80 locations in the mall: up to 25 per cent discount in apparel, footwear and accessories' stores; up to 20 per cent in cafés and restaurants; up to 15 per cent in the food court; up to 20 per cent for drycleaner, carwash, hairstyling, tourism, and entertainment services.

UBC 2 will earn its LEED certification, being fitted with state of the art, energy efficient systems, installations and equipment that were specially selected to ensure compliance with the green building standards. The buildings will also benefit from the implementation of sustainable operation policies geared towards improving the cost effectiveness of utilities and enhancing the tenants' comfort. The green solutions to be implemented include: enhanced levels of natural lighting, automatic adjustment of indoor light intensity, smart system for the centralization of the electric installations, state of the art ventilation systems that will ensure a constant temperature and an optimum amount of fresh air, special glass façades that provide thermal and solar protection, bicycle parking racks, showers and locker rooms for people who get to work using this means of conveyance.

Also for the purpose of saving resources and optimizing their operation, the office buildings will benefit from the most advanced German technology in the field of smart building management developed by the Bosch Company. Building Integration System will enable the centralization of all the building monitoring and control systems in the buildings within the Openville project on a single platform, thus increasing the operating efficiency, cutting operating costs, and ensuring a maximum level of security.

The Iulius Company is investing over 220 million Euro in the Openville Timişoara mixed-use project, the second mixed-use development in the company portfolio following Palas Iaşi. The construction project started in September 2015, with the works for the UBC 2 office building. The largest business, shopping and entertainment center in the west of Romania will include 7 class A office buildings with a total leasable area of 130,000 sqm.

The retail component of Openville will include over 430 stores, restaurants and themed cafés, a multiplex cinema, a fresh market area, four event halls, the largest playground, as well as several other leisure options. In addition to this, the citizens of Timișoara will also be able to enjoy the largest suspended park in Romania, a green space spanning on over 55,000 sqm, and approximately 4,050 underground and multilevel parking spaces.
