Class A and B offices employees up to 200,000 in Bucharest, 20% growth rate- DTZ

The number of employees in the Class A and B office buildings in Bucharest at the end Q4 2015 was of 204,062, according to a DTZ report, while an annual growth rate of 20% is provided for 2016.

Among top office areas as number of employees are Pipera South with 38 120 employees, followed by Barbu Vacarescu - Floreasca with 31 250 employees and the West with a number of 27,093 employees. The only office hubs exceeding 30,000 employees are D. Pompeiu and B. Vacarescu - Floreasca.

"It is for the first time that the number of employees in modern office buildings in Bucharest exceeds 200,000. Given the volume of deliveries announced for this year and given the same vacancy rate recorded at the end of 2015, the number of employees in Bucharest working in modern office space could reach the end of 2016 to about 240,000," says Mihaela Galatanu, Head of DTZ Research.
Calculating the number of employees is conducted in each area depending on the destination office and the employment rate for each submarket recorded at the end of Q4 2015.

The number of employees exceeds 25,000 in the West area and as well in the Bucharest's Business Center (Piata Victoriei - Aviatorilor). Office areas where the headcount is of around 20,000 are the Central and the Northern regions (Baneasa). Areas with the lowest number of employees working in office space Class A and B are East and South Bucharest.

Office areas that have the highest rate of square meters per employee are dedicated to the main operations (headquarters): Bucharest's Business Center, the Central and North Central region without taking into account the Barbu Vacarescu - Floreasca.

The lowest rate per employee on sqm is Pipera South (D. Pompeiu), an office area dedicated back-office operations.
