The real estate consultancy company Colliers International Romania has been assigned to provide property management services for the first building of the Equilibrium office project, developed by Skanska in the Capital, in the autumn of 2019. This is the second mandate won by Colliers from Skanska, bringing the total portfolio managed by the company to almost 530,000 sqm of industrial and office spaces.
The Equilibrium project is located in an established office hub in Bucharest – the Floreasca-Barbu Vacarescu area. The first building has a GLA of 20,800 sqm, and with the second phase of the project, the entire complex will have a GLA of 40,700 sqm. LEED Platinum certified, the building is equipped with high-efficiency HVAC systems partnered with smart controls that further reduce the building’s energy use, while offering various facilities that make the time spent here pleasant for both tenants and guests.
“Designed from the initial stages as a space where tenant companies’ employees have the opportunity to connect on a personal and professional level, Equilibrium comes with a unique concept and design for the Floreasca-Barbu Vacarescu area. Taking over the management of such a project continues the strategy drawn by our property management team towards creating and developing communities in office buildings, so that employees are as inspired as possible to reach their full potential”, Oana Adjudeanu, Deputy Head of Property Management at Colliers, said.
Equilibrium offers a special mix of recreational green spaces, modern exterior furniture and meeting hubs. There is wireless connection in all areas and innovative sustainability features such as carbon footprint calculation, dashboard showing energy consumption, high speed chargers for electrical cars.
The project offers an inspiring, flexible and customizable workspace, ensuring plenty of fresh air and generous access to natural light. The approach is human-centric: as the name implies, the complex will give employees the opportunity to develop and maintain a work-life balance. At the same time, the entire project focuses on shifting the notion of a traditional “workspace” for our tenants towards a livelier, more flexible design and to refresh the overall aspect of the urban space.
„Skanska has transformed an outdated land into a high-class, LEED Platinum certified office project. It is actually the first Skanska Romania building which gets this level of rating and one of the reasons I am extremely proud of the entire Equilibrium team is the commitment, energy and willingness to achieving this. Through the Equilibrium1 building we managed to give back to the community a space that was neither functional nor aesthetic. We are happy that today we have here a lively social hub, with beautiful energy and, at the same time, an office building designed to operate at maximum efficiency, especially since the mix between inspiration and efficiency is exactly what the modern employee is looking for. Therefore, we count on the collaboration and involvement of Colliers International Romania in maintaining and developing the community in Equilibrium building as we are sharing the same objectives for our tenants”, Razvan Enache, Project Manager at Skanska Property Romania, declared.
As part of the property management mandate, the Colliers team will manage the relationship between landlord, suppliers and current or potential tenants, by providing integrated services from operational monitoring to financial services and ownership reporting, as well as consultancy services for creating communities at project level.
The portfolio managed by Colliers International also includes: Business Garden Bucharest, The Office in Cluj-Napoca, The Bridge, Hermes Business Campus, Stefan cel Mare Building, Art Business Center, the Adam America office portfolio, Allianz Office Building Brasov and Vox Technology Park Timisoara, as well as three industrial parks in Timisoara, Brasov and Arad and the logistics park ELI Park 1 developed by Element Industrial north of Bucharest.
